Single-family homes in Vista, Oceanside (Rancho Del Oro, Fire Mountain), and inland areas. This is the sweet spot for families who want a yard and a garage without stretching too thin.

$1M to $1.5M

Entry into Carlsbad (Calavera Hills, parts of La Costa) and New Encinitas. Some of the best school districts in the region are accessible at this price point.

$1.5M+

Coastal Carlsbad, downtown Encinitas, Leucadia, Cardiff-by-the-Sea, and Olivenhain. Premium locations with premium lifestyle.

Step 4: Understand the Process

Here's a simplified timeline for buying a home in California:

  1. Pre-approval (1-2 weeks)
  2. Home search (varies, typically 1-3 months)
  3. Make an offer (can happen quickly)
  4. Offer accepted (negotiations may take a few days)
  5. Escrow opens (30-45 day process)
  6. Inspections and appraisal (first 2 weeks of escrow)
  7. Loan processing and underwriting
  8. Final walkthrough and closing

From offer to keys, expect about 30-45 days. The whole process, from starting to look to moving in, typically takes 2-4 months.

Step 5: Closing Costs

As a buyer in California, expect to pay approximately 2-3% of the purchase price in closing costs. On a $900K home, that's $18,000 to $27,000 in addition to your down payment. These include:

  • Lender fees
  • Title insurance
  • Escrow fees
  • Home inspection
  • Appraisal fee
  • First year of homeowner's insurance

Tips From Someone Who Does This Every Day

  • Don't skip the inspection. Even in a competitive market. You need to know what you're buying.
  • Drive the neighborhood at different times. Visit during morning commute, evening, and weekends to get the full picture.
  • Think about resale even now. Life changes. Buy a home that will appeal to future buyers too.
  • Ask about the HOA. If there's an HOA, review the financials and CC&Rs before committing. High HOA fees and special assessments can change your math.
